District selects Construction Manager for New School

Perrysburg Schools has selected Gilbane as construction manager for the new 5/6 school building set to open in 2017. The district’s Core Design Committee—comprised of seven members including administrators and board members—reviewed the applications, four companies were then selected for interviews, two were selected as finalists and then Gilbane emerged as the most qualified and cost effective.

“This is the final piece of the team so we are now ready to move forward with site selection and initial planning for the building,” explained Thomas L. Hosler, Superintendent. 

The district is using a Construction Management at Risk (CMR) method of project delivery, which allows the owner to interview and select a construction manager based on qualifications and experience. The CMR and design team work together to develop and estimate the project. Contracts are awarded to subcontractors based on their submitted proposals. The CMR holds all the contracts, owner pays one person and a Guaranteed Minimum Price is given after the bid process.

“Some of the main advantages with this model are that the contractor’s early involvement in design helps reduce change orders and has the potential to reduce the project schedule,” Hosler explained.

Gilbane has worked the following school districts: Carey, Colonel Crawford, Covington, Elmwood, Galion, Gibsonburg, Greenville, Piqua, St. Marys, Seneca East and Vantage Career Center. The company has also worked with The Andersons, Bowling Green State University and Marathon Petroleum Corporation.

The architect for the project is The Collaborative Inc./TMP.

The District’s Core Design Committee is overseeing seven committees formed to oversee different areas of the project: site review, building programming, interior design, efficiencies, 5/6 building instructional, transportation and operations and 7/8 building instructional. The committees include a cross-section of faculty, staff, district leadership and community leaders.
